Successfully installed VirtualBox 5.1.0, however when attempting to install the 5.1.0 extension pack on Windows-10pro, extension pack installer fails with error shown below because the directory its trying to rename DOES NOT EXIST.
Failed to install the Extension Pack D:/??????/Downloads/Oracle_VM_VirtualBox_Extension_Pack-5.1.0-108711.vbox-extpack.
The installer failed with exit code 1: VBoxExtPackHelperApp.exe: error: Failed to rename the temporary directory to the final one: VERR_ACCESS_DENIED ('D:\Program Files\Oracle\VirtualBox\ExtensionPacks\Oracle_VM_VirtualBox_Extension_Pack-_-inst-4288' -> 'D:\Program Files\Oracle\VirtualBox\ExtensionPacks\Oracle_VM_VirtualBox_Extension_Pack')

Same was happening with me, on Windows 8.1 x64 bit host machine,
installed virtual box version 5.2.2 r 119230 later after host restart, I tried to install the Oracle_VM_VirtualBox_Extension_Pack-5.2.2-119230,
got the below said failed to install error -
The installer failed with exit code 1: VBoxExtPackHelperApp.exe: error: Failed to rename the temporary directory to the final one: VERR_ACCESS_DENIED ('C:\Program Files\Oracle\VirtualBox\ExtensionPacks\Oracle_VM_VirtualBox_Extension_Pack-_-inst-4296' -> 'C:\Program Files\Oracle\VirtualBox\ExtensionPacks\Oracle_VM_VirtualBox_Extension_Pack') rcExit=1.
these all drama was happening due to the Internet Security, I stopped the antivirus for a moment, off the File System, Firewall, Application Manager & Control, Network Attack Blocker.
again tried to install the extension pack, and it installed just like that,

Do you have a solution for corporate PC owner? It's impossible to disable the anti-virus on mine, so I can't install the extension pack as I always have the VERR_ACCESS_DENIED error...

Talk to your IT department. It's your antivirus that's blocking VirtualBox. There's nothing that VirtualBox can do about it. As opposed to your IT department...
Damn McAfee bit me... turned off McAfee's "real time scanning" and tried installing extension pack again...and it worked!
Problem resolved.
